Frequently Asked Questions

Q. How much is the rent?

A. Two-bedroom Garden Apartments rent for $750 per month. Three-bedroom Town Houses rent for $850 per month.
 

Q. How much do I have to pay upon move-in?

A. We require the first month’s rent and a deposit. The deposit is the same amount as the first month’s rent.
 

Q. Will you take a personal check?

A. The first month’s rent and deposit must be paid by a cashier’s check, or cash. Beginning with your second month, we will accept personal checks.

 

Q. Do you accept HUD?

A. We do not accept HUD.
 

Q. When is the rent due?

A. All rents are due on the first day of the month. Rents are late after the fifth day of the month. There is a $25 dollar late fee for late payments. There is a $35 fee for returned checks. The late fee plus the returned check fee means the total for a returned check is $60 dollars.
 

Q. Do you accept Section 8 housing assistance?

A. We do not accept Section 8 housing assistance.
 

Q. What is the square footage of the apartments?

A. The Garden Apartments are 900+ square feet. The Town Houses are 1200+ square feet.
 

Q. What utilities do I pay?

A. Residents must sign-up for and pay for electric service. Water and sewer garbage service are included in the rent. You must pay for cable if you choose to have it.
 

Q. Is there wireless internet service in the apartments?

A. Each resident may set up a wireless network if they choose. You must password protect your network.
 

Q. Does each unit has its own water heater?

A. Yes. Each unit has its own electric water heater.
 

Q. Can I have a roommate?

A. Yes. And all adults must sign a lease to become a resident. Each adult applying for an apartment must pass a credit and background check. Each adult is responsible for the entire amount of the rent each month. That means that if one roommate could not pay their part of the rent, the other roommate would still be responsible for the entire amount, not for just ½ of the rent.  
 

Q. If my roommate cannot pass the screening process, can I be the only one on the lease and responsible for the entire rent?

A. No. Every adult resident must pass the screening process and sign a lease.
 

Q. Do you rent to college students?

A. We will rent to students that pass our screening process.
 

Q. Can I have the rent automatically drafted from my bank account?

A. Yes. You can arrange an automatic draft at your bank. We will supply you with the necessary information upon request.
 

Q. Can I have a pet?

A. Pets are not allowed.
 

Q. Are there washers and dryers available?

A. There are washers and dryers in a common basement area of the Garden Apartments. There is no charge for residents to use the washers and dryers. Each Town House is equipped with a washer/dryer hook-up. Residents in Town Houses can bring their own washers and dryers. 
 

Q. How long is the lease term?

A. The minimum initial lease term is one year with an automatic lease renewal on a month-to-month basis after the initial term.  If you would like a longer term lease, that can be arranged.
 

Q. Do you offer furnished apartments?
A. All apartments are unfurnished.
 

Q. How many people live in the complex?

A. We typically have about 28 residents.
 

Q. Why do you call Lincoln Village Apartments “Beckley’s Quiet Address”?

A. Our residents like a quite atmosphere and we strive for that. In addition, the buildings are constructed so that none of the Garden Apartments share a common wall. That helps keep things quieter for everybody.
 

Q. Why are there several police cars parked across the street from the apartments?

A.  The City of Beckley Police Garage is located directly behind our complex. There are typically a few police cars parked there awaiting maintenance. They do NOT use sirens and lights when they come and go.
 

Q. Is there a manager on site?
A. There is no manager on site.
 

Q. Are there enough parking spaces for everyone?

A. Yes. We have enough parking spaces for all our residents plus a few extra spaces for visitors.
 

Q. Can I park an extra car in the lot?

A. Each resident may have one vehicle. There is an additional $20/month charge for any resident with 2 vehicles. Non-functional vehicles are not allowed. If a vehicle is non-functional for any extended period of time, you will receive a call from our manager.
 

Q. Can I park a boat at the apartments?

A. No.  See the next question about storage.
 

Q. Is there additional storage available?

A. There are mini-storage units located near the complex.  We can supply you with a list.
 

Q. Do you have a pool?

A. We do not have a pool.
 

Q. Do you have a club house or meeting room?

A. We do not have a club house or a meeting room.
